Development Acquisition Criteria
Our deal approval process is efficient and forthright. We are privately held and make our purchase decisions daily and in-house. No waiting for board approvals and no institutional runaround, we believe capital preservation is best sought through diversification.

Fast-Track Acquisitions
Our Acquisitions Team has developed a fast-track methodology for simultaneously accelerating the completion of our underwriting and our due diligence processes following an executed Letter of Intent. If the property meets our criteria we can execute on a quick close.

We are always interested in acquiring sites that include any of the following features:
Hard signalized Corners with vacant commercial properties (i.e. previous restaurants or banks) are always preferred
Previous gas station sites with remediation having begun after 1982.
Sites offering freeway visibility and/or easily accessible to freeway.
Demographics: 1-mile general and daytime Population 50,000 and 10,000, respectively. Median household income +/= $60,000/annually.
Out-pad next to the major local mall or Promenade
Ready entitled land preferable
Open to a joint venture with current landowners
